SBMA unveils ₱1-B Subic Bay Residencias project to house employees

Subic Bay Freeport — In a landmark move to provide affordable housing for its workforce, the Subic Bay Metropolitan Authority (SBMA) is set to launch a ₱1-billion residential project within the Subic Bay Freeport Zone.

Dubbed Subic Bay Residencias, the housing development will feature four mid-rise condominium buildings and a suite of community amenities designed to improve the quality of life for SBMA employees and other Freeport workers. The lease agreement for the project was formally signed on June 4, 2025, between SBMA and the Philippine Community Housing Corporation (PCHC), in partnership with CSE Builders Joint Venture Company Ltd.

The signing ceremony was attended by top officials, including SBMA chairman and administrator Eduardo Jose L. Aliño and PCHC general manager Mary Grace Ocampo. Also present were representatives from the Department of Human Settlements and Urban Development (DHSUD), PAG-IBIG Fund, and the SBMA Board of Directors.

Building a community within reach
The project will rise on Lot 70-B along Rizal Highway Extension in the Subic Central Business District, covering 20,762 square meters of prime land. Designed not just as a housing complex but as a holistic community, the development will include:

  • Four condominium buildings with up to 1,920 units
  • Parks and open spaces
  • A swimming pool
  • Daycare center
  • A clubhouse and retail/commercial spaces
  • Tennis court and other recreational facilities

Each unit is expected to sell for around ₱1.6 million to ₱1.8 million, with the final cost depending on size, location, and the buyer’s financial profile.

“This initiative is more than just a housing project — it’s a commitment to improve the lives of the people who serve this Freeport,” said chairman Aliño. “We want our employees to enjoy a work-life balance where they can walk home from work, save on transportation costs, and have more time for their families.”

Part of a bigger vision
The Subic Bay Residencias is one of the first major housing developments under the Pambansang Pabahay Para sa Pilipino Program (4PH) — a nationwide socialized housing initiative under the Marcos administration.

The program is focused on creating livable and affordable housing communities across the country, especially for low-income and underserved workers.

In May 2024, SBMA signed a memorandum of understanding with DHSUD to pursue socialized housing in Subic under the 4PH program. The Subic Bay Residencias marks the first phase of what is expected to be a series of housing projects inside the Freeport zone.

“This project reflects our long-term vision of building an inclusive and sustainable Freeport community — one where economic growth benefits not just investors, but the very people driving that growth every day,” Aliño emphasized.

Construction is set to begin soon, with full completion targeted within five years.
