MANILA – More than 80 private developers are offering 50,000 housing units at the second National Housing Expo 2026, expanding homeownership options under the government’s Expanded Pambansang Pabahay para sa Pilipino (4PH) Program.
The two-day expo, organized by the Department of Human Settlements and Urban Development (DHSUD) and Pag-IBIG Fund, is part of the 2026 National Shelter Month celebration.
DHSUD Secretary Jose Ramon Aliling said Monday the housing sector is growing, with monthly averages of applications and licenses to sell indicating that 2026 is on track to record the highest number of housing units issued licenses to sell since 2022.
The expanded 4PH Program offers options for Filipinos with varying financial capacities, including socialized housing, the Enhanced Community Mortgage Program, rental housing and temporary shelter for families displaced by typhoons, earthquakes and other disasters.
Pag-IBIG Fund offers qualified borrowers subsidized housing loan rates of 3 percent, 4.5 percent and 5.75 percent, depending on the program and loan terms. Eligible borrowers may access loans of up to PHP10 million, while two borrowers may qualify for up to PHP20 million under applicable terms.
Aliling said the 3 percent rate applies to socialized housing, the 4.5 percent rate covers loans of up to PHP4.9 million, and the 5.75 percent option allows loans of up to PHP10 million.
Developer participation has doubled from about 40 at last year’s inaugural expo to more than 80 this year. Nearly 40,000 people have registered online, compared with about 20,000 attendees at the first event.
“Hindi natin kailangan ng incredible na housing program. Ang kailangan natin ay isang credible na housing program na pagtitiwalaan ng ating mga stakeholders kasama ang mga developers at homebuyers (I believe that we do not need an incredible housing program. What we need is a credible housing program that our stakeholders, including developers and homebuyers, can trust),” Aliling said.
He said cooperation between the government and private sector is essential to providing Filipino families with safe, quality and affordable homes. Developers are offering discounts on available units, while low-interest 4PH loans can help reduce monthly payments.
The expo allows prospective buyers to compare properties and consult Pag-IBIG Fund representatives about loan eligibility, borrowing capacity and application requirements. Participating developers are showcasing units that meet applicable 4PH requirements.
Participating companies include DMCI Homes, Rockwell Land Corp., Robinsons Land Corp., Megawide Construction Corp., Ayala Land Inc.’s Amaia and Avida brands, SM Development Corp. and Filinvest Land Inc. The companies previously signed separate memorandums of understanding with Pag-IBIG Fund to support the government’s housing initiatives.
Megaworld and Federal Land also showcased projects and are expected to enter similar partnerships with Pag-IBIG Fund.
The opening program included the awarding of housing beneficiaries and a walkthrough led by Aliling and officials of key shelter agencies.
The expo is open to the public for free until Tuesday at Halls 2-4 on the ground floor of the SMX Convention Center Manila at the Mall of Asia complex in Pasay City. (Ma. Teresa Montemayor/PNA)
