Johor Bahru/Singapore — A bold new chapter in cross-border hospitality is unfolding as The Ascott Limited (Ascott), the global lodging arm of CapitaLand Investment (CLI), signs a landmark hotel management agreement with Coronade Properties Sdn Bhd to operate the crown jewel of Johor Bahru’s Coronation Square.
This milestone marks the first major hospitality partnership since Malaysia and Singapore sealed their historic Johor-Singapore Special Economic Zone (JS-SEZ) agreement earlier this year — and it’s set to redefine premium travel in the fast-growing corridor.
The heart of a cross-border boom
Opening in late 2029, Ascott Coronation Square Johor Bahru will be a five-star, 207-room luxury haven nestled in the Ibrahim International Business District (IIBD) — with direct access to the upcoming Rapid Transit System (RTS) Link connecting Johor Bahru to Singapore in mere minutes.
The property will feature timeless interiors, curated art, and signature Ascott touches such as Themed Suites and the Ascott Soirée, a cultural program designed to immerse guests in local heritage. Guests can expect a full suite of top-tier amenities: an all-day dining restaurant, fitness centre, residents’ lounge, swimming pool, and versatile meeting spaces.

A catalyst for Johor’s metamorphosis
Coronation Square is no ordinary project. Valued at RM5 billion, this 9.6-acre integrated development is the flagship project driving the transformation of Johor Bahru into a world-class metropolis. Beyond the hotel, it will feature a 1.2 million-square-foot mall, medical hub, offices, residences, and direct connections to the RTS station and Customs, Immigration and Quarantine facilities via a 210-metre elevated walkway.
Basement parking will accommodate around 4,500 vehicles — with 700 spaces reserved exclusively for RTS commuters, underscoring the development’s role in seamless cross-border mobility.
Leaders back the vision
The signing ceremony, held in Singapore, was witnessed by Johor Menteri Besar Dato’ Onn Hafiz bin Ghazi and Singapore’s Minister of State Alvin Tan, symbolizing a shared commitment to deepening bilateral ties through infrastructure, investment, and mobility.
Datin Paduka Alinah Ahmad, Coronade Properties’ Director of Corporate Relations, called the partnership “a premier gateway for business and leisure travellers,” revealing that the company will launch its next residential project, Coronade Twins, in late 2025 — complete with hotel-grade concierge services.
Ms Wong Kar Ling, Ascott’s Chief Strategy Officer and Managing Director for Southeast Asia, added:
“With the JS-SEZ fuelling investments and the RTS boosting connectivity, Johor Bahru is entering an exciting new era. Ascott Coronation Square places us right at the heart of that growth, ready to capture the rising demand from corporate, long-stay, and leisure travellers.”
Malaysia: A core growth market
Ascott’s Malaysian portfolio now exceeds 40 properties — operating or in the pipeline — spanning brands such as Citadines, Somerset, lyf, Oakwood, The Crest Collection, The Unlimited Collection, Fox, and Harris. From Kuala Lumpur’s bustling business districts to Penang’s heritage charm and Sabah’s leisure escapes, Malaysia remains a strategic anchor in Ascott’s global expansion.
With the Johor-Singapore SEZ gaining momentum, Ascott Coronation Square isn’t just another hotel — it’s a statement: world-class hospitality at the gateway of Southeast Asia’s next economic powerhouse.
