PHINMA bets on Bacolod with Saludad: a new era of community-building outside Metro Manila

PHINMA Properties, the real estate arm of the PHINMA Group, is placing a confident bet on Bacolod with Saludad—its first-ever masterplanned township and its boldest venture yet beyond Metro Manila. The 21-hectare project signals PHINMA’s transformation from a homebuilder to a full-fledged community shaper, combining local identity with national expertise.

“Bacolod has always been a city with untapped potential,” said Raphael B. Felix, PHINMA Properties president and CEO. “We see in Bacolod the right balance of growth, quality of life, and opportunity. Saludad is more than a project—it’s an investment in Bacolod’s future.”

The township reflects the synergy of the broader PHINMA Group, bringing together PHINMA Education, PHINMA Construction Materials, and PHINMA Hospitality. Each will play a role in making Saludad a complete ecosystem where families can learn, work, and thrive within one community.

Unlike many urban developments modeled after Metro Manila or foreign cities, Saludad takes its cues from Bacolod itself—its heritage, character, and culture. PHINMA partnered with local firm JEPP Real Estate Co., which carries the legacy of the city’s pioneering families, and with acclaimed architect Royal Pineda to masterplan the community. The result: a township that’s deeply rooted in place, yet elevated by modern design and sustainability.

For PHINMA, Bacolod offers fertile ground. While Metro Manila grapples with oversupply and congestion, Bacolod’s real estate market remains steady, buoyed by a growing middle class and demand in the affordable-to-midrange segments.

Negros Occidental’s property values continue to appreciate amid strong remittances, infrastructure projects like the Bacolod-Silay Airport expansion, and new road networks connecting the city to regional centers. The city’s reputation for safety, livability, and hospitality also makes it an attractive site for returnees, retirees, and first-time homeowners.

Saludad brings together residential, educational, hospitality, and commercial components in one integrated space. Among its highlights are Maayo Terraces, a mid-rise condominium community, and Likha Estates, a lot-only enclave designed for growing families.

It will also host Southwestern University PHINMA, a TRYP by Wyndham Hotel under PHINMA Hospitality, and retail and business centers designed to promote walkability and connectivity. The development’s open spaces and people-centered design aim to embody PHINMA’s vision of Filipino living at its best—warm, communal, and forward-looking.
