Golden Visa Centrale brings Dubai’s 10-year Golden Visa within reach of Filipino investors

Filipinos can now access a long-term UAE residency program designed to support cross-border business, investment, and flexible living.

Golden Visa Centrale (GVC), a Philippines-based residency-by-investment consultancy, has become the first local firm to open direct access to Dubai’s Golden Visa program for Filipino investors.

Dubai’s pro-business environment continues to strengthen its appeal, anchored by zero personal income tax and a competitive 9 percent corporate tax for companies earning profits above USD 800,000.

Under the real estate route, applicants must meet a minimum qualifying investment of AED 2 million in eligible Dubai property, which may be satisfied through one or more completed assets.

Through GVC and Arish Capital Partners, Filipino investors gain access to Palm Jumeirah properties—one of Dubai’s most established and in-demand residential locations—allowing them to meet Golden Visa requirements while investing in the premium segment of the market. Golden Visa processing can take as little as two weeks.

Dubai’s standing as a premier investment destination continues to gain momentum. In 2025, the city’s real estate market recorded AED 51.1 billion in transactions, offering investors strong returns alongside world-class lifestyle advantages. With no rental income taxes or capital gains tax, combined with robust rental demand and sustained property appreciation, Dubai’s real estate sector has delivered double-digit returns that are increasingly attractive to Filipino investors.

Demand for long-term residency has followed a similar upward trajectory. By mid-2025, more than 309,000 Golden Visas had been issued, nearly doubling from 158,000 in 2023, representing 95 percent growth in just two years. This expansion has reinforced Dubai’s appeal not only as an investment hub but also as a second home for expatriates and global investors.

Prime locations such as Palm Jumeirah continue to register strong capital growth, driven by limited land availability and its status as one of Dubai’s most iconic residential addresses.
