Investing beyond borders: Building a robust real estate space

Geopolitical uncertainty, capital cycles, and a volatile economy are creating an intricate landscape in the global real estate space, where it is essential to remain ahead of market trends.

The good news is that the Real Estate Brokers Association of the Philippines (REBAP) Mandaluyong chapter will launch the Certified Residential Specialist (CRS) Designation course, certified by the Residential Real Estate Council (RRC) based in Chicago, Illinois, on June 3 at the Sheraton Manila Hotel in Pasay City. The four-day intensive training program is is open to all real estate practitioners in Asia and will be led by Furhad Waquad, a multi-designee speaker.


"The CRS training course is a prestigious program highly sought after by real estate professionals specializing in residential properties. Graduates of the course earn the CRS designation, which signifies their expertise in residential real estate transactions. This designation sets them apart from their peers, showcasing their advanced knowledge and skills," said Shonee Alzona-Henry, RRC's director for International Business Development.


In an interview, Alonza-Henry said educators and trainers developed the course at the RRC, the largest affiliate of the National Association of Realtors. The RRC has partnered with the REBAP Mandaluyong City Chapter in the Philippines.


She added, "In the US realtors take the course, however, in Asia, real estate practitioners who are up to leveling up their real education can take the course."


The CRS course offers realtors a unique opportunity to expand their business by increasing their reach. The course will give them the ability to connect with the RRC network and realtors worldwide. RRC is facilitating increasing cross-border deals and maximizing transaction opportunities beyond their own countries.


Eugene A. Tamayo III, Ph.D., an advocate of continuing education and training, said the CRS training course is open to all real estate practitioners, including brokers, salespersons, appraisers, assessors, consultants, bankers, and real estate development managers.


"The main objective of the CRS Designation Training Course is to elevate the standards of practice in handling residential real estate transactions. This course also enhances the networking capabilities of real estate practitioners, as the Residential Real Estate Council

(RRC) operates in 28 countries. It aims to make graduates globally competitive," Tamayo added.


In addition, the CRS designation boosts real estate agents' professional image and credibility, reassuring clients that they are working with highly skilled professionals committed to delivering exceptional service, said Janette SJ Hernandez, founder of REBAP Mandaluyong City Chapter.


Asked if the public will also benefit from the CRS training course, Hernandez replied in the affirmative.


"Everyone will engage with real estate at some point, whether buying, selling, or renting. Dealing with knowledgeable and legitimate professionals is crucial to ensure efficient, effective, and satisfactory transactions. Real estate professionals with CRS designation provide expert guidance throughout the process, helping clients avoid common pitfalls and achieve successful outcomes," she said.


According to Hernandez, the real estate industry impacts at least 55 other industries and is vital to a nation's economy. When the real estate market is thriving, so is the economy. Conversely, a downturn affects all sectors. Property owners should seek expert advice from licensed professionals who continually improve their skills through education.


"Just as we consult specialized doctors for our health, we should consult specialized real estate professionals to protect our wealth and make informed decisions in real estate transactions," she said.
